What homes actually sell for in The Dalles: notes from my closings
Online estimates are a starting point, not a truth. Real closings are truth. Here is a walk through mine.
The range is wide, and that is the point
My recent closings run from a tidy two-bedroom in Lone Pine Village at $425,000 to a four-bedroom tri-level on Summit Ridge with river views at $680,000, with new construction in Cascade Locks and in-town four-bedrooms in between. The Dalles is not one market: a bluff view, a shop building, or an extra tax lot moves the number in ways a square-footage widget cannot see.
What that means for buyers
A pre-approval plus a clear list of must-haves matters more here than in a big metro, because inventory is thin and the good ones are specific. When the right house shows up, you want to be ready inside a weekend, not starting your paperwork.
What it means for sellers
Pricing from real comparables, not hope, is what gets a home sold in the first two weeks, and the first two weeks are where the strongest offers live. I will show you the exact comps behind any number I ever suggest.
Want to know what your street has been doing? Use the home value form, or just ask, and you will get real sales, not a widget guess.
