Cherry Heights, as a local tells it.
Cherry Heights and Mill Creek Road are how you get a little acreage without disappearing into wheat country. More land, vineyards, orchards, room to breathe, and still five minutes from a coffee on a Tuesday morning.
Land, still tied to town
This is the answer I give buyers who say they want out of a subdivision but do not want a thirty-minute drive to everything. Head up Cherry Heights or out Mill Creek and the lots open up fast. Vineyards and orchards are working operations out here, not decoration, and the properties range from a house on a couple of acres to something with real ground under it. St. Mary's, the private school, sits right on Cherry Heights.
The questions that decide the deal
Buying land is a different transaction than buying a house, and it lives or dies on things you cannot see from the road. Water first: is it a well, what does it produce, when was it tested. Then septic, its age, its condition, and whether the system can support the house you actually want. Then access and easements, then what the zoning genuinely permits, which is rarely what a listing implies. I want those answers before we write, not during inspection.
The Scenic Area is real
Parts of this county fall inside the Columbia River Gorge National Scenic Area, and the rules there are not to be underestimated. Depending on where a parcel sits, what you can build, where you can put it, how tall it is, even the color you paint it can pass through a review process that has nothing to do with a standard county permit. It is not a reason to walk away. It is a reason to know exactly which side of that boundary your dream property is on before you plan a shop, an ADU or a fence line.
Who ends up out here
People with animals. People who garden seriously. Families who want their kids to have space and still want to make a school event without a production. And more than a few people who tried the country farther out and came back toward town for the ten minutes it saves them every day.
If land is the plan, start the conversation early. I will walk the water, septic and permitting questions with you before you get attached to a view, which is the part that saves people the most money.
