Park Place, as a local tells it.
I call Park Place bougie new construction, and I mean it as a compliment. If you want a newer home and you want to be able to walk somewhere, this is the one.
What you are actually buying
Park Place is a newer subdivision up on the heights, and it reads like one: homes built close together, finishes a step above what the rest of the town's inventory offers, and a general sense that everything in the house is the age it says it is. For a lot of my buyers that is the entire appeal. No knob and tube. No wondering what is behind the plaster. You spend your first year hanging pictures instead of chasing a plumber.
Walkable to the park
Sorosis Park is right there, which matters more day to day than people expect. It is the park with the ballfields and the trees and the view out over the river, and being able to walk your kids to it, or walk yourself to it at seven in the morning, changes how a neighborhood feels. The Tree Top Playpark opened up there in January 2025, a bit over a million dollars of state grant money and community fundraising, and it is the kind of playground families drive across town for. Up here you walk. Colonel Wright Elementary is the elementary school serving this part of the heights, and it is close enough that plenty of Park Place families walk that too. Confirm the boundary for the exact address with North Wasco County School District 21, since attendance lines can move.
The views, and the tradeoff for them
From the upper part of the neighborhood you get the reason people pay for the heights: the river, the hills, and light that lasts most of the day. The tradeoff is lot size. Homes here sit closer to one another than they do midtown or out on Cherry Heights, so if what you want is a half acre and no sightlines into a neighbor's kitchen, this is not your street. If what you want is a tidy yard, a newer roof and somewhere to walk on a Sunday, it is exactly your street.
How it moves
Park Place is a small pocket, so at any given moment there might be one home for sale in it, or none. Buyers who are set on it usually tell me early and wait. That is a real strategy here, not a consolation prize.
