Half the town calls it Snob Hill. I call it that too, usually about four seconds before I explain why the street earns its price tag, because it does.

You have to want to go there

Columbia View Drive sits up on a cliff on the far side of a stretch of highway. That one piece of geography explains almost everything about it. Nobody ends up on Columbia View by accident, nobody cuts through it on the way to somewhere else, and every single person who lives up there picked it on purpose. It is a small town inside a small town, its own little community with Calvary Baptist at one end, a fire station nearby, and Firehouse Dog Park where half the street ends up on a Saturday morning.

The one for trick-or-treating

When people ask me which neighborhood does Halloween right, this is the answer and it is not close. Porch lights on, sidewalks full, parents standing around in the dark catching up. Come December the Christmas lights go up like it is a group project, and I have been up there for caroling more than once. These are neighbors who know each other's names. In a town where everybody knows everybody, Columbia View still manages to be the block that knows everybody better.

Why it prices the way it prices

The view, first. You are looking out over the Columbia and across to the Washington hills from a height nowhere else in town gives you. Then the lots, which run larger than what you find down in the middle of The Dalles, and the houses, which have been cared for by people who intended to stay. Add the last piece: very little comes up for sale here in a given year. When something does list, the people who have been waiting for it already know.

Before you fall for it

The separation cuts both ways. Every grocery run, every school drop-off, every trip to a practice crosses that highway, and some buyers love that buffer while others realize after two visits that they want to be closer in. Drive it at 7:30 on a weekday before you decide. School attendance boundaries are set by North Wasco County School District 21 and are worth confirming for the specific address, and if you want to compare schools yourself, the district and GreatSchools are the places to do it.
