Hood River is the county seat and the busiest town in the Gorge, sitting where the Hood River meets the Columbia. It carries the highest prices in my market, and it earns them: a real downtown, the river, the mountain, and a recreation economy that brings people here on vacation and keeps them.
That last part is what buyers are competing with. A good deal of Hood River demand comes from outside the Gorge, and it does not price the way a local market prices. If you are moving up from Portland it can feel reasonable. If you are moving over from The Dalles it will not.
I work both sides of that. Plenty of my clients start out set on Hood River and end up somewhere between here and The Dalles once they see what the same money buys. Others look and decide Hood River is worth it. Both are fine answers, and I would rather you reach yours having actually compared them.
